If you are a fan of HGTV, chances are you have seen one of the many home staging shows. Staging is certainly crucial, but there are tips that the shows never mention.  

Once a buyer has been wowed by the property, the romance will usually wane a bit in the inspection period. You can reassure them with a folder full of termite treatment warranties, A/C warranties, utility bills, repair receipts and a list of anything you have done to improve or maintain the home. (e.g. “HVAC serviced twice yearly by 123 HVAC” or “Windows replaced in 2011 – Receipt Attached”. )

Having these items on hand prior to listing will help you navigate through the questions and concerns that may arise, while scrambling to get them together after an offer is made can cause you undue stress. Be proactive rather than reactive – it will pay off.
