A number of development projects were given the go-ahead by the Marana Town Council last week.

The council unanimously approved the town’s first 24-hour fitness center, Snap Fitness, near the corner of Silverbell and Coachline roads. The Marana location joins two others in the Tucson area.

Because of the all-day, all-night nature of the business, a special permit was needed.

“Nationally, we have not had any security issues between the hours of 11 (p.m.) and 5 (a.m.),” said Snap Fitness general manager Ty Smith.

A second 24-hour fitness franchise, Anytime Fitness, already exists nearby but has not yet received any-time business hours approval.

“All locations except this one are open anytime,” said Lee Johnson, who owns several Anytime Fitness locations in the state. He came to the meeting to show his support for his competitor’s permit.

Anytime Fitness was originally denied a 24-hour permit when it opened two years ago. With the approval of Snap’s permit, Johnson is expected to re-file.

“We’re going to give that same opportunity to everyone out there if we can,” said Councilwoman Roxanne Ziegler.

The council also unanimously approved the construction of the China Buffet restaurant, near Cortaro Road and Interstate 10.

Final approval for a third development, a proposed 35-home housing community, was put on hold until a sewer ordinance could be worked out. The council did unanimously approve a preliminary plat for the development, located off Tangerine Road, east of I-10.

The builders of Ironwood Acres development would have to construct a sewer line for the 35 houses in accordance with a condition in a 2006 re-zoning ordinance.

The developer of the property argued that adding a sewer and hooking up with the nearest connection would require tens of thousands of extra dollars and the construction of a pump to bring the sewage uphill to Dove Mountain. The council voted to deny removing the condition, opting to wait until further review by the applicant and town staff.

The town’s August summary of construction activity cites 76 permits issued for single-family residences, the highest monthly total so far this year.

Eight permits were issued last month for new retail commercial developments, another high for 2008.

Among the current commercial projects listed in the activity report, the Ritz-Carlton hotel is 40 percent complete, a Starbucks at Ina Road and I-10 is 80 percent complete and an RV and boat storage facility at Tangerine Road and I-10 is 85 percent done.
